Acquired in December 2019, Maison Bocage is a 1981-vintage community strategically located in Lafayette, Louisiana—a city recognized as one of the best places for business growth. While Lafayette was once the hub of the oil and gas industry, its economy has diversified into thriving sectors including technology, health care, aerospace, and banking. The city continues to attract new development and prominent employers such as Albertsons, Brookshire Grocery, First Horizon Bank, and Ochsner Health Systems. Renovations at Maison Bocage have elevated both the look and livability of the community, with upgrades including exterior painting, new exterior decks, and refreshed interiors featuring modern appliances, updated flooring, lighting, and hardware. These improvements ensure that Maison Bocage remains a competitive, attractive option in a steadily growing market.
Spring Hills
Acquired in March 2023, Spring Hills is a 2002-vintage community that was originally two separate properties—Pinewood Park and Springhill—now rebranded and unified under the Spring Hills name. Located in Republic, Missouri, a fast-growing suburb of Springfield with a top-rated public school system, the community was well-positioned for modernization as new residents migrated from Springfield in search of updated housing and modern amenities. Renovations included exterior enhancements such as a fresh paint scheme, updated signage, and refreshed amenities like a dog park and gazebo-equipped grill area. However, the majority of capital investment was directed toward interior improvements, including upgraded lighting and plumbing fixtures, new flooring, and appliance updates. With Republic’s steady growth along the Springfield corridor, Spring Hills now stands out as a revitalized community offering contemporary living in a thriving market.
Lago Del Mar
Acquired in June 2020, Lago Del Mar is a 1999–2003 vintage community that has benefitted from strategic improvements designed to meet the needs of a growing market. Laredo’s population has nearly doubled over the past 30 years, supported by a diverse employment base and bolstered by the recent announcement of a $7B mixed-use development planned to unfold over the next three decades. Renovations at Lago Del Mar focused on enhancing curb appeal and outdoor living, including full exterior repairs and paint, two new outdoor kitchens, and upgraded pool furniture. These updates created inviting spaces for residents to socialize and stay connected, while positioning the community as a refreshed, budget-friendly option in one of Texas’ most dynamic and expanding markets.

Village Square of Jacksonville
Jacksonville, AR – 204 Units
When acquired, Village Square of Jacksonville faced significant challenges, including historical occupancy rates in the upper 60% range and the need for substantial reinvestment. With 85% of its units being larger 2–4 bedroom layouts, the property offered strong potential to serve local families but required both physical improvements and community revitalization. A major capital infusion followed, with more than $700K dedicated to roof replacements and amenity upgrades, plus an additional $400K for interior improvements such as updated finishes and features. Just as important, enhanced safety measures and thoughtful community engagement helped create a more secure, welcoming environment for residents. Today, Village Square is a thriving, highly occupied community that stands as a testament to the impact of targeted investment and strong management.
Fieldcrest
Dothan, AL – 352 Units
Fieldcrest is a late-1970s vintage community that has been fully transformed through a comprehensive $4M renovation strategy. On the exterior, a $2.6M investment delivered all-new Hardie siding, upgraded windows, and brick accents, creating a refreshed curb appeal that mirrors the look and feel of an early 1990s property. Inside, $1.4M was dedicated to modernizing every home with new cabinet fronts, countertops, appliances, flooring, and upgraded lighting and plumbing packages. A water conservation program was also implemented to improve efficiency. Beyond the units, amenity packages and landscaping were updated to elevate the resident experience. With spacious floorplans averaging just over 900 square feet and rents that had historically averaged only $0.75 per square foot, Fieldcrest’s transformation represents a significant repositioning success, creating a stronger, more competitive community in the Dothan market.

Oklahoma City, OK – 223 Units
The PARAGON Award winner in 2015, Capital on 28th exemplifies our ability to turn potential into excellence. The property was fully rebranded to reflect an urban, contemporary lifestyle. Upgrades spanned from pool enhancements to kitchen and bathroom remodels, along with noticeable improvements to the building exteriors. New amenities were added to encourage community interaction and a connected resident experience, making Capital on 28th a modern, desirable place to call home.
