Our History

The Haley Difference

Haley Residential was founded in 1992 as Dial Equities, Inc. by Jack Haley, following his return to Omaha after decades of distinguished service in the United States Air Force. Under his leadership and personal efforts, the company grew to well over $60 million in multifamily holdings operating more than 2,000 units by 1998.

To do this, he formed a strong leadership team with expertise in the industry’s core disciplines: investment debt and equity, legal and transactional services, strategic thinking and best practice multifamily operations. Continuing strategic and technological growth at Haley Residential requires the continuous improvement and entrepreneurial spirit spoken of in our Core Values.

In 2018, our name changed to Haley Residential to honor Jack Haley’s legacy and guide the organization into its next 25 years. Today, Haley Residential strives to anticipate industry innovation and work diligently to explore and adopt the best available tools to create both cash flow and property value. Haley Residential currently manages over 10,000 units in more than 60 communities across the United States valued in excess of $950 million.

Our Founder

Jack Haley

John “Jack” E. Haley was born in Valley, Nebraska, on March 13, 1936. Here Jack worked with his father for the Union Pacific Railroad until he graduated from Valley High School in 1953. Jack earned a degree in electrical engineering from the University of Nebraska-Lincoln before joining the United States Air Force in 1958. Jack retired in 1978 after 20 years of service in the Air Force. In 1992, Jack returned to Omaha, Nebraska, to found Dial Equities, Inc. with Omaha native Don Day. By June of 1998, Dial had multifamily holdings of $65 million.

Jack also founded an affiliated group of real estate operating and investment entities including The Haley Communities LP Funds, Haley Securities, and Haley Real Estate Group, which collectively own and operate multifamily holdings valued at more than $950 million.

Though Jack passed away on July 2, 2011, his vision continues today as his companies pursue his primary goals: to take care of investors and to manage a $1 billion real estate portfolio.

Dan Clatanoff

Dan Clatanoff serves as Manager of Haley Community Funds and Haley Real Estate Group, where he provides leadership in strategic decision-making and financial performance management for the portfolio. He is also a General Partner and brings more than 20 years of combined military and real estate experience, guiding the company through evolving market conditions and long-term planning.

Dan retired from the U.S. Air Force as a Lieutenant Colonel after 21 years of service, then transitioned to leadership roles within Haley-affiliated entities, including serving as President of Dial Equities. He now serves on the Board of Directors for Dial Equities. Dan holds a B.S. in Biology from the University of Wisconsin–Madison, a Master’s degree in Management from the Florida Institute of Technology, is a Certified Property Manager (CPM®), a licensed real estate broker in Nebraska, Missouri, and Florida, and holds a property and casualty insurance producer license in Nebraska.

Shirley Brown

Shirley Brown is Chairman and Principal with oversight of Haley Securities, where she leads investor relations and equity syndication to support new property acquisitions. She also plays a critical role in underwriting potential acquisitions and dispositions, helping drive the company’s investment strategies and growth.

Shirley holds a B.S.N. and M.S. from Creighton University and an M.B.A. from the University of Nebraska Omaha. Before joining the company, she worked as an independent consultant specializing in budgeting and financial analysis within the healthcare industry. A member of the General Partner in each of the investment funds since 2001, Shirley brings deep financial expertise and strategic insight to the company’s investment operations.

Doug Hastings

Douglas Hastings serves as Principal, Director, and Officer, contributing over 40 years of multifamily real estate expertise in acquisitions, operations, renovations, marketing, and property management. He has been a key member of the General Partner in each of the investment funds since 2006, helping to drive the growth and operational excellence of the portfolio. 

Previously, Doug served as Chief Operating Officer for a Texas-based company, where he managed a large multifamily portfolio across the Southern United States. Over the course of his career, he has led the ownership and operation of more than 180 communities totaling 40,000+ units valued at over $4.5 billion. Doug holds a B.S. in Finance from Brigham Young University, is a licensed real estate broker in Texas and Arizona, and is a former board member of the Houston Apartment Association.

Carl Troia Jr.

Carl Troia Jr. serves as General Counsel, overseeing legal matters for Haley Residential, Haley Real Estate Group, and related investment funds. He is also a member of the General Partner in each of the investment funds and manages all legal activity related to acquisitions, dispositions, financing, entity formation, title and zoning review, and litigation. He provides critical legal and business guidance across the company’s real estate operations.

Carl brings more than 40 years of legal experience, with a focus on commercial real estate, securities, and taxation. He holds a B.S.B.A. in Accounting from Creighton University, a J.D. from the University of Tulsa College of Law, and an LL.M. in Taxation from Georgetown University. He has served as General Counsel since 2000, playing an essential role in supporting the company’s long-term success.

Jeff Arnold

Jeff Arnold serves as President, where he leads the strategic direction and operational execution for a national portfolio of more than 12,000 garden-style apartment units across 20 states, with a focus on tertiary markets. His leadership is centered on driving operational efficiency, disciplined expense management, and long-term value creation for residents, partners, and investors.

Jeff brings over 30 years of real estate and asset management experience. Prior to his current role, he spent nine years with The United Group of Companies as Chief Operating Officer, overseeing property management across multiple asset types, including multifamily, student housing, senior living, and mixed-use developments. Jeff holds the Executive Certified Property Manager (CPM®) designation, earned a Business Management degree from Stephen F. Austin State University, and serves on the Nebraska State Board for the Institute of Real Estate Management (IREM).

Christy Cohoon

Christy Cohoon leads Haley Securities with a focus on capital raising and investor relations, leveraging 19 years of experience in supporting long-term investor growth and alignment. She has been instrumental in building and maintaining strong relationships with private investors and family offices across the country.

As a member of the Executive Committee, Christy contributes to strategic planning, fund structuring, and capital strategy. She holds a degree from the University of Nebraska-Lincoln and a Master’s degree from the University of Nebraska Omaha. Her expertise in fund operations, compliance, and investor communications supports the company’s long-standing commitment to transparency and performance.

Brent Scholotterback

Brent Schlotterback is the Senior Vice President of Acquisitions and Dispositions of Haley Real Estate Group, where he leads the sourcing, acquisition, and disposition of investment opportunities. As a member of the Executive Committee, he works closely with brokers, financial institutions, and internal teams to shape the company’s investment strategy and drive long-term value creation.

Brent brings more than 25 years of multifamily real estate experience, including leadership in acquisitions, operations, marketing, renovations, and distressed property turnarounds. Before assuming his current role, he served for 15 years as Regional Vice President for Haley Residential. Brent earned a bachelor’s degree in Finance from Indiana University.

Carl Troia III

Carl Troia III serves as Associate General Counsel for Haley Residential, Haley Real Estate Group, and related investment funds. He is responsible for overseeing legal affairs, risk management, compliance operations, and legal matters impacting acquisitions, dispositions, financing, and fund structuring. Carl manages coordination with outside counsel, regulatory compliance, and federal and state securities filings.

Since joining the organization in 2007, Carl has played a key role in supporting growth and ensuring a strong legal foundation for investment activities. He holds a B.S.B.A. in Marketing and a Juris Doctor degree from Creighton University and is a licensed Real Estate Broker in Nebraska. Carl is an active member of the Omaha Bar Association and Nebraska State Bar Association.

Jen Allison

Jen Allison serves as Senior Paralegal at Haley Residential, where she plays a critical role in supporting the company’s legal operations. Since joining Haley in 2013, Jen has managed contract administration, compliance tracking, document coordination, and legal support across acquisitions, operations, and corporate initiatives. Her work ensures that key processes remain accurate, timely, and aligned with regulatory and organizational standards.

With strong attention to detail and a deep understanding of multifamily operations, Jen collaborates closely with the legal team and senior leadership to streamline workflows, strengthen risk management, and enhance overall operational efficiency. Based in Omaha, Nebraska, she is recognized for her reliability, steady leadership, and commitment to upholding Haley Residential’s high standards of governance and execution.

Troy Arnold

Troy Arnold serves as a Regional Vice President at Haley Residential, leading a multi-state portfolio of garden-style communities and providing strategic support to both regional and on-site teams. Since joining the organization in 2007, Troy has grown into a key operational leader, known for his disciplined approach to budgeting, performance management, and data-driven decision making. His work centers on driving occupancy, strengthening NOI, and delivering a consistently high-quality experience for residents and investors.

Over his tenure, Troy has helped guide the company through a wide range of operational and market environments—from major capital and rehabilitation projects to complex events such as storm-related recoveries—bringing a steady, solutions-oriented mindset to each challenge. He is recognized for building strong, collaborative teams, developing emerging leaders, and translating complex financial and operational information into clear expectations and action plans.

Prior to moving into multifamily leadership, Troy spent nearly a decade in leadership roles with Gallup, focusing on data production and statistical analysis—experience that continues to inform his analytical and strategic approach to portfolio performance. He holds both a bachelor’s degree and an MBA from the University of Utah’s David Eccles School of Business and is based in Omaha, Nebraska.

Ryan Braasch

Ryan Braasch serves as Vice President of Accounting at Haley Residential, where he leads the accounting team and oversees financial reporting, compliance, and strategic analysis in support of the company’s growth objectives. Since joining the firm in March 2020, Ryan has brought a strong foundation in audit, corporate reporting and financial leadership—helping enhance the company’s financial infrastructure, improve operational transparency, and support data-driven decision-making.

Prior to his current role, Ryan held senior financial positions including Chief Financial Officer at Transportation Specialists and Director of Corporate Reporting & Analysis at Mutual of Omaha.  He holds a Bachelor’s in Accounting from the University of Nebraska‑Lincoln.

Based out of Omaha, Nebraska, Ryan is known for his analytical mindset, commitment to operational excellence, and ability to translate complex financial data into actionable insights—contributing to Haley Residential’s continued strength in a competitive multifamily market.

Grant Collins

Grant Collins serves as an Acquisitions Analyst at Haley Residential, where he supports the sourcing, underwriting, and evaluation of multifamily investment opportunities across the company’s target markets. With a strong analytical mindset and disciplined approach to financial modeling, Grant has underwritten a wide range of garden-style and value-add properties aligned with Haley’s investment strategy.

In his role, Grant partners closely with the acquisitions, legal, and operations teams to assess market fundamentals, develop rehabilitation and capital-improvement assumptions, and prepare clear, data-driven recommendations for the investment committee. Based in Omaha, Nebraska, he is known for his attention to detail, thoughtful analysis, and commitment to supporting Haley Residential’s continued growth.

Grant holds a Bachelor of Science in Finance from the University of Nebraska–Lincoln.

Carly Horstman

Carly Horstman serves as Operations Manager at Haley Securities, where she oversees key operational functions including transaction processing, investor onboarding, and back-office support for the firm’s capital-markets activities. Since joining Haley Securities, Carly has demonstrated strong organizational acumen and attention to detail—helping ensure that our private-placement and syndication workflows remain efficient, compliant, and responsive to investor needs.

Carly is based in Omaha, Nebraska and is known for her proactive approach to process improvement, her collaborative work style, and her commitment to supporting the broader Haley enterprise’s growth through operational excellence.

Brian Overly

Brian Overly serves as Principal and Chief Compliance Officer at Haley Securities, where he oversees regulatory compliance, investor-protection standards, and the firm’s adherence to FINRA requirements. In this role, Brian provides strategic guidance across all capital-raising activities, ensuring transparent processes, accurate disclosures, and a strong governance framework that supports Haley’s long-term investment objectives.

With extensive experience in investment oversight, private-placement structures, and compliance program management, Brian plays a central role in safeguarding the firm’s operational integrity and strengthening trust with investors. His work includes developing and monitoring compliance controls, supervising broker-dealer activity, and partnering closely with leadership to ensure that all offerings meet the highest regulatory standards.

Based in Atlanta, Georgia, Brian is known for his disciplined, detail-driven approach and his commitment to maintaining a culture of compliance that supports the broader Haley enterprise.

scott Persinger

Scott Persinger serves as Assistant Vice President of Information Technology at Haley Residential, where he leads the development and execution of the company’s technology strategy in alignment with our operational, financial, and resident-experience goals. Since joining the organization in October 2009, Scott has played a critical role in designing, implementing, and supporting IT systems that enhance efficiency, data integrity, and performance across our portfolio.

With a Bachelor’s degree in Business Information Systems from Bellevue University and additional foundational training in electronics, Scott brings both technical depth and business-focused mindset to the role. Over his tenure, he has earned industry-recognized certifications in cybersecurity, cloud administration, and Microsoft 365/ Azure platforms, ensuring Haley remains ahead of evolving technology and security demands.

Based in Omaha, Nebraska, Scott is known for his collaborative leadership style, emphasis on scalable infrastructure, and commitment to positioning technology as a strategic enabler for Haley Residential’s continued growth and excellence

Suzanne Robinson

Suzanne Robinson serves as Vice President of Human Resources at Haley Residential, where she provides strategic leadership over all HR functions including talent acquisition, employee development, performance management, and culture-building. With several years of HR leadership at the company, Suzanne has been instrumental in scaling our people-operations function to align with our growth, driving initiatives that enhance employee engagement, optimize HR infrastructure, and support our company’s mission of delivering exceptional resident experiences through top-tier teams.

Suzanne holds senior human-resources credentials including SHRM-SCP (Senior Certified Professional) and SPHR (Senior Professional in Human Resources), as well as Certified Compensation Professional (CCP) designation, underscoring her deep expertise in HR strategy and compensation/benefits. Suzanne is a long-standing, active member of the Human
Resource Association of the Midlands, having served on its Board for fifteen
years and as President in 2009. Based in Omaha, Nebraska, Suzanne is a key partner to the executive team and plays a vital role in enabling Haley’s forward-looking culture and people success.

Lee Schwendiman

Lee Schwendiman serves as Vice President of Revenue Management at Haley Residential, where he leads pricing strategy, revenue optimization, and lease-up performance across the company’s multi-state portfolio. Lee plays a key role in aligning market insights with operational execution, supporting Haley’s goals of maximizing occupancy, strengthening NOI, and delivering strong investor returns.

Since joining the company, Lee has developed deep expertise in revenue management for garden-style multifamily communities, incorporating data analytics, operational discipline, and team collaboration into high-impact results. He was instrumental in implementing security-deposit innovation and other revenue processes that enhanced efficiency and reduced bad debt across thousands of units.

Based in Omaha, Nebraska, Lee brings a strategic mindset, a results-driven focus, and a collaborative leadership style that supports Haley’s commitment to operational excellence and growth.

stacy Shaw

Stacy Shaw serves as a Regional Vice President at Haley Residential, where she leads a multi-state portfolio and provides strategic guidance to both on-site and regional teams. Over the course of more than two decades with the organization, Stacy has advanced through a wide range of operational and leadership roles—including Support Manager, Training Director, and Regional Manager—giving her a comprehensive understanding of the company’s culture, systems, and performance drivers.

Her experience spans major property rehabilitations, operational turnarounds, team development initiatives, and the rollout of training programs that have strengthened consistency and performance across the portfolio. Stacy is known for her steady leadership style, strong resident-focused mindset, and ability to elevate teams through clear communication and expectation setting.

Stacy holds the following designations Accredited Residential Manager (ARM), Certified Apartment Manager (CAM), Certified Apartment Portfolio Supervisor (CAPS), and a Professional in Human Resources (PHR). She is based in Omaha, Nebraska, and remains deeply engaged in ongoing industry education and community involvement. In 2026 Stacy will be Secretary for IREM Chapter 12.

Brandon thomsen

Brandon Thomsen serves as Vice President of Marketing & Sales at Haley Residential, where he leads the company’s portfolio-wide strategy for marketing, brand visibility, lead generation, and leasing performance. He oversees the integration of marketing and sales initiatives to support occupancy, revenue growth, and a consistent customer experience across all communities.

Brandon’s background includes more than 15 years of progressive leadership in digital marketing, sales strategy, and revenue growth. His experience spans SEO/SEM, social media, email marketing, online reputation management, market research, and cross-department alignment. He has also developed national and multi-state advertising strategies for diverse markets and built centralized marketing operations that streamline processes, templates, and brand standards across the portfolio. At Haley Residential, he develops data-driven campaigns, establishes portfolio KPIs, introduces new technology solutions, and guides high-impact initiatives for both stabilized and underperforming assets.

Based in Omaha, Nebraska, Brandon is known for his collaborative leadership style, strategic mindset, and commitment to continuous improvement. He leads and mentors the marketing and sales team, strengthens customer-acquisition and retention efforts, and ensures Haley’s marketing and leasing strategies remain innovative, scalable, and aligned with company-wide goals.
